In Tsuen Wan’s Kam Fung Garden, a mainland Chinese student paid an annual rent of HK$168,000 upfront to secure a 340-square-foot, two-bedroom Unit H in Block 1.
The monthly rent of HK$14,000 translates to HK$41 per square foot, setting a new rental price record for both the estate and the Tsuen Wan area.
The landlord, who purchased the unit in 2022 for HK$4.75 million, is expected to earn a rental yield of 3.5%.
